Constructability Review - A Systematic Approach

Many problems that occur during construction can be largely avoided through a systematic approach by constructability review. It will cause minimal disruption in the design and construction process. Before giving the final report the reviewers thoroughly understand the program and conduct visual site inspections to help identify potential impediments to the design and construction process. Performing a constructability review requires an intimate knowledge of the project.

Five Rules For An Effective Constructability Review

  • Do not solely focus on finding the problems. Avoid viewing a constructability review as an exercise to find the problems as it will not jump out at you.
  • Try to review the interface of various systems. Most of the times problems are not discovered within the body of a system.
  • Ensure that documents are not incomplete and avoid providing a long list of things they already know are not done. Try to keep the review of preliminary documents constructive. It should focus on the designs and correcting things that have been complete.
  • Make sure you stay focused on the important items. Giving a review on the unnecessary things will consume the design’s team time that could be better spent directed to other important issues.
  • A thorough and well-planned constructability review will take a lot of time. You should always take the time to complete the review and see the problems in the project are addressed early.

Benefits Of Constructability Review:

  • The problems will be identified and resolved before the work is performed so a reduction of change will result from re-work.
  • The constructability review checklist is very important to rectify the problems so that it does not give rise to any big problem.
  • It leads to better quality as someone always checks the quality at every stage.
  • Constructability Review makes the project flow in a scheduled manner.
  • It also makes sure that the work performed is meeting the overall quality.
  • Constructability Review ensures that your work is completed on time and there’s no delay in meeting the deadline.
  • It will also improve team communication and collaboration.

Constructability review reduces design omissions and consequently, reduces change orders, time and cost impacts. It also enhances quality of the contract documents for bidding.
